HOUSTON, TX — April 1, 2019 — The Market at Springwoods Village is the first multi-tenant retail development in Houston to earn LEED (Leadership in Energy and Environmental Design) certification. The development is a joint venture between Regency Centers Corporation, a national owner, operator and developer of grocery-anchored shopping centers, and Coventry Development Corporation.
The project, completed in November 10, 2018 includes 53,242 square feet of LEED-certified retail space at The Market at Springwoods Village. Located in the master-planned development of Springwoods Village, one of the few sustainability-driven mixed-use communities in Houston, the retail project earned multiple LEED certifications, including one multi-tenant building that achieved LEED Silver Certification.

The LEED rating system, developed by the U.S. Green Building Council (USGBC), is the foremost program for recognizing best-in-class building strategies and practices in green building.
Regency Centers and the team at The Market at Springwoods Village applied more than 50 measurable energy and environmental design strategies to the core and shell design construction. This includes water conservation, energy efficiency, recycling and use of sustainable building materials, indoor environmental quality, and responsible stormwater management practices.
The Market at Springwoods Village implemented strategies to reduce water usage including low-flow toilets, high–efficiency irrigation and native and drought tolerant plants. Efficient building envelopes including additional roof and wall insulation, low-e glass, and a reflective roof membrane were combined to improve the buildings’ thermal performance. In the parking lot, landscape islands were created to maximize water run off efficiencies, in addition to full cut-off LED lights that maximize energy efficiency and minimize light pollution.
The Market at Springwoods Village’s efforts have created interest with merchants who prioritize sustainability. Achieving LEED certification for core and shell design and construction has attracted national and regional tenants who prioritize sustainability and are interested in achieving additional LEED certifications at The Market at Springwoods Village. Regency’s LEED Silver-certified building included lighting and HVAC, providing opportunity for the future tenants to operate and expand LEED certification.
Regency Centers has been one of the industry leaders for the green building movement in shopping centers for the past decade. Between 2009 and 2018, the company developed 18 neighborhood shopping centers that were LEED-certified — more than any other retail developer in the U.S.
Regency Centers’ approach to environmental stewardship prioritizes integrating management responsibilities across development and operations. CDC Houston, in partnership with Gensler, has developed sustainability guidelines for Springwoods Village, including all commercial, residential, retail and other development, serving as a catalyst for development partners who prioritizes LEED and other sustainability projects. All development within Springwoods Village is required to comply with a rigorous set of design standards aimed at maximizing energy and resource conservation. Moreover, the community has developed and implemented the first full-scope landscaping program of its kind in Houston, focused on preserving and reintroducing native plants and trees in the community and developing a viable and sustainable landscape that enhances the community and fits with the natural vision of Springwoods Village.
